- Price It Right: Work with your realtor to set a competitive price. A well-priced home can attract more buyers and potentially spark a bidding war. Historically, I am **pretty darn good at this**.

- Professional Photography: High-quality images are crucial for online listings. Schedule this in February to showcase your home in the best light. These items will really set your property apart and showcase it in the highest light.
